Pool season is coming! Details will be available in May on the website and at the clubhouse. The projected pool opening date is June 21, 2025.

📚 CC&R Rewrite Committee

We are beginning the process of rewriting the Covenants, Conditions, & Restrictions (CC&Rs). A meeting is tentatively scheduled for March 6th at 6:00 PM to kick off this important effort.

Upcoming HOA Meeting - October 10th

We are addressing key resident concerns at the upcoming HOA meeting on October 10th. The following topics will be covered:

  • Police Department: Updates on initiatives to enhance safety in the MBE community.
  • KPUD: Discussion on future fiber optic options for MBE.
  • Kitsap Road Department: Road safety improvements for our area.

Volunteers Needed for CC&R Revisions

The MBE HOA is seeking volunteers to assist with reviewing and rewriting the Covenants, Conditions, Reservations, and Restrictions (CC&R) for the community. Help Needed for Elderly Residents

Winter Weather Preparations

Now is the time to get ready for the winter season. Here are a few steps to take:

  • Clean out gutters.
  • Insulate pipes and outdoor faucets.
  • Secure furniture and items on decks.
  • Trim any branches near your home.
  • Locate your gas, water, and electricity shut-off valves.
  • Stock up on essentials: shovel, snow salt, batteries, candles, flame lighter, and non-perishable food and water.
  • If Beachwood Hill is closed due to snow, use Orca Ave as an alternate route.
  • Report power outages on the community Facebook page when possible.
  • If you’ll be away for an extended period, consider notifying the HOA via email at MBE98370@gmail.com.
  • The nearest Kitsap County Severe Weather Shelter is located at Village Green in Kingston.

Miller Bay Estates Water Pressure Update

The PUD is scheduled to review water pressure concerns in Miller Bay Estates as part of their Pressure Improvement Plan in August 2025. They are considering the installation of a Booster Station, though details on costs and funding are not yet available. Updates on the progress will be provided as they become available.

What is the max occupancy?

Our current full bather load is 26 people in the pool.

Why is the pool looking green?

We are currently cleaning the pool of alge which takes approx. 2 to 3 weeks to get rid of, but all chemicals have been added to aid in cleaning.

Miller Bay Estates Updates

  1. Pool will be de-winterized and the new heater will be installed on 4-4.
  2. Pool heater electrical work was completed in February by Bird Electric but once the heater is installed they will come back to wire the heater.
  3. Roof replacement was completed and now it matches. We did have some significant damage with leakage and the electrical lines/lights that were not in use were removed from the roof.
  4. HOA dues continue to come in and I placed information on the website about when due, fees, and delinquent information.
  5. Signage will be ordered to replace old pool signs including updating the huge pool rules sign.
  6. The Flowerbed in front of the clubhouse has been updated with rocks to prevent dirt from sliding onto the concrete.
  7. A sinkhole has been filled at the Clubhouse.
  8. The Beachwood Hill is looking great.
  9. Will contact some sort of painting company to repaint the Basketball lines.
  10. Kitsap County will come through in the Spring to assess the trees hanging over the roadway and will remove them as needed.
  11. MBE entry signage will need to be freshened up with new paint this year.
  12. Still working on the Beachwood Property with wood chips in the front. I have sent out 3 notices and will be contacting the Health Dept and Kitsap County again.
  13. Our legal issues with an encroachment to our Greenbelt were settled out of court, and the party did resolve the issue.

A Miller Bay Estates Update

This Saturday from 8:00 AM to 12:00 PM a Kitsap County team will be removing debris from Heritage Park. Their access will be thru the water towers in Miller Bay Estates, and their team members will be parking near the towers in support of the removal process!

Clubhouse Roof:
Replacement and final inspection have been completed.
You may see some ripples in the roof but they will smooth out once the weather warms up.

Pool: Heater replacement will take place this Spring.
Information will be mailed to those needing pool card updates or new cards, in the May timeframe.
The tentative pool opening date is the 22nd of June.

HOA Dues: All dues are payable by 30 April 2024. If not paid on time there will be a late fee and interest charge assessed.

Landscaping Basketball court lines will be repainted in the Spring.
The sinkhole will be filled within the next month.
Rocks will be added to the flower beds to prevent mud from flowing onto sidewalks.
Fresh sand and wood chips will be added to the playground in the spring.

Resident Issues: We will be addressing issues such as unkempt yards, abandoned cars, noise complaints and etcetera!
